Texas | Established Hybrid Operator
We built on an established Texas buyer's mailing program with list testing, format rotation and county-level budget adjustments. Monthly signed contracts grew from 11 in September 2025 to 23 in August 2026.

The Challenge
This Texas home buyer already had a full acquisitions and dispositions team and was mailing at volume. With more than 15 people working across three metro counties, they needed enough qualified seller opportunities to keep the operation moving. Sending more mail was part of the plan, but we also needed to keep reviewing which lists, formats and counties were producing contracts.
Where We Focused
Grow signed contracts across the same three counties while keeping lead quality in view as mailing volume increased.
What We Did
We stacked list data and tested additional providers after finding limited overlap between sources. That gave us more records to evaluate rather than relying on a single data source.
We rotated pressure seal snap packs, letters and offer postcards, introducing new creative tests each quarter. We also built repeat mailings into the plan so earlier recipients continued hearing from the team.
As the campaign developed, we moved budget toward the county producing the strongest deals. By August 2026, volume reached 174,000 pieces. In our monthly reviews, we looked at signed contracts as well as calls so the next mailing decisions were tied to the client's acquisition results.
The Results
| Period | Result | What It Represents |
|---|---|---|
| September 2025 | 158 gross leads and 11 signed contracts. | Reported campaign activity |
| June 2026 | 16 signed contracts; 17 closed deals totaling $659K in revenue. | Closed revenue is separate from that month's signed contracts |
| August 2026 | 349 gross leads, 120 appointments set and 23 signed contracts. | About $840K projected revenue on signed contracts; not closed revenue |
| September 2026 | 20 signed contracts and 15 closed deals totaling $515K. | About $890K projected on September signed contracts; separate from the closed-deal figure |
| September 2026 | The client estimated that roughly 83% of signed contracts close. | Client-reported rate, not a DM Force-wide benchmark |
What We Learned
We did not treat higher volume as the whole strategy. We kept testing the data, rotating formats and moving budget based on the contracts coming back. The client went from 11 signed contracts in September 2025 to 23 in August 2026 across the same three counties.
Results come from our monthly strategy calls with the client and are client-reported for the periods shown. Projected values are based on signed contracts, not closed deals. Results vary by market, list, offer and follow-up; past results do not guarantee future results.
