The Challenge
These two partners worked their inbound leads themselves while buying in two Gulf Coast counties. They needed enough seller conversations to keep deals moving without sending more calls than they could handle. Higher interest rates were also slowing resales, so each deal still had to make financial sense.
Where We Focused
Keep lead flow steady and sized to what two partners could work, then review the opportunities through offers, contracts and closings.
What We Did
We built and managed the list around the team's buy box and target ZIP codes. Pressure seal mailers moved from a tricolor design to a blue version, and we compared responses by date range.
We held monthly mailing volume steady and planned list refreshes ahead. The goal was a campaign the partners could consistently work, rather than a spike in calls followed by a backlog.
In our monthly reviews, we followed leads through appointments, offers, contracts and closings. The team planned to hold volume until acquisition agents were hired, then consider the next stage of growth.
The Results
| Period | Result | What It Represents |
|---|---|---|
| April to September 2026 | Monthly gross lead counts were 90, 70, 87, 96, 85 and 89. | Individual monthly counts, not net leads |
| September 2026 | 89 gross leads, 31+ appointments, 12 offers and six new contracts. | Reported acquisition activity |
| September 2026 | Five closings totaling $153,008 in revenue. | Closed revenue, not profit |
| September 2026 contracts | The partners estimated about $100K in projected profit. | Projection on six contracts, separate from the five closings |
| Reported pipeline mix | The partners attributed more than 90% of their pipeline to direct mail. | Client-reported channel share; not independently audited |
What We Learned
We sized the campaign around the people answering the calls. The team received 70 to 96 gross leads per month from April through September 2026, and September included five closings totaling $153,008 in revenue. That closed revenue is separate from the projected profit on their new contracts.
Results come from our monthly strategy calls with the client and are client-reported for the periods shown. Projected values are based on signed contracts, not closed deals. Results vary by market, list, offer and follow-up; past results do not guarantee future results.
